Key Account Manager, Garage Doors and Building Products
Own an established multimillion dollar book of new home builder and general contractor relationships in the Nashville market, with a $160,000 on target package and a bonus that grows as the business grows.
The Opportunity
Our client supplies and installs residential and commercial garage doors across Tennessee. The local operating company is a long established name in its market with a strong reputation and deep tenure on its team, and it now sits inside a private equity backed platform that is investing in technology, new locations, and market share. This seat owns the new home builder and general contractor relationships that drive the largest share of that business.
The territory is Tennessee, roughly 98 percent of it, plus one location just across the North Carolina line near Asheville. The book handed to this role is approximately $7 million and includes publicly traded national builders alongside smaller custom and specialty builders. The year one growth target is roughly $600,000 on top of that book, and the bonus plan is built directly on top of that target.
The motion is relationship led: roughly 70 percent account management and 30 percent new business. Account management here means being the single point of contact for the book, nurturing relationships that have been in place for years, and quarterbacking internal departments on the customer's behalf when an issue comes up. New business means opening new builders and contractors in the same market. If you have carried a book as an outside sales representative or a territory sales manager in building products, the rhythm of this role will feel familiar.
Why This Role
$160,000 On Target, With Real Upside
Base of $100,000 plus a $15,000 quarterly bonus, $60,000 annually. The bonus is a derivative of the annual growth target, and as the platform opens markets and takes share, the target and the bonus grow with it. Income scales year over year rather than staying flat.
You Inherit Real Relationships
An approximately $7 million book of established builder and general contractor accounts comes with this seat, including publicly traded national builders. You are not starting from a blank territory or cold list.
Relationship Led, Not Grind Led
Roughly 70 percent account management and 30 percent new business. Builders keep regular hours, so this is an 8:00 to 5:00 role, not an after-hours sales job. The company supplies and installs, so you sell product and service together.
Garage Door Experience Is Not Required
Our client will teach you the product. What they cannot teach is how the construction sales cycle works and how builder relationships are earned. Sellers from roofing, windows, doors, paint, concrete, and building materials are genuinely welcome here.
Sixty Days Before You Sell Anything
Ride alongs with technicians and salespeople, then two weeks shadowing the person who currently holds the relationships, then a structured handoff where you are introduced as a second point of contact. Full ownership and prospecting start at day 60.
Local Brand, Platform Resources
The operating company keeps its own name, its culture, and its reputation in the market. Behind it is a private equity platform with capital, better technology, and a steep growth trajectory that has already added offices since acquisition.
What You Will Do
- Own an approximately $7 million book of new home builder and general contractor accounts as the single point of contact
- Grow that book toward a year one target of roughly $600,000 in new revenue
- Build and hold relationships with publicly traded national builders as well as custom and specialty builders
- Quarterback internal departments including operations, service, and installation on the customer's behalf when issues arise
- Work community rollout schedules with builders, coordinating door delivery and installation against build timelines rather than taking wholesale orders
- Open new builders and general contractors in the Tennessee market, roughly 30 percent of the role
- Run a three to six month sales cycle on new builder relationships, roughly four months on average
- Spend time in the field for in-person relationship building, with the majority of day to day contact handled virtually
Who We Are Looking For
A senior individual contributor who already knows how construction buying decisions get made and can hold a room with a large builder. Our client weights builder and general contractor relationships above years of experience and above product knowledge.
- At least five years of B2B sales experience
- Experience selling to or working with general contractors, the single hardest requirement in this search
- Working knowledge of the construction sales cycle: who the decision makers are, how they buy, and why a new builder relationship takes three to six months
- Senior level maturity to own large, long-standing accounts and speak at a high level with publicly traded builders
- Willingness to be in the Nolensville office five days a week for the first two to three months of onboarding
- Live within a 90-minute commute of Nolensville, Tennessee, just south of Nashville, or be open to relocating
- Comfort in a role that is roughly 70 percent account management and 30 percent new business
- Direct experience selling to new home builders, national or custom
- Garage door or overhead door industry experience
- A track record of growing an existing book rather than only maintaining it
- Genuine motivation to prospect, since new business is a real 30 percent of this role
- Commercial roofing sales into builders and general contractors
- Windows and doors sales
- Paint, concrete, and building materials sales
- Building products distribution calling on builders, general contractors, and the trades
If you already work with builders, general contractors, and the trades, your relationships and your understanding of the construction cycle carry over cleanly. The product side is learnable, and our client expects to teach it.
Compensation and Benefits
- Structure: $100,000 base plus a $15,000 quarterly bonus paid on a simple on-target or not-on-target basis, $60,000 annually, for $160,000 on target earnings
- Why a bonus, not commission: a commission plan would pull a key account manager toward hunting at the expense of the relationships, so our client designed the plan around the growth target instead
- Upside: the bonus is roughly 10 percent of the annual growth target, and the target rises as the platform opens markets, so the plan grows with the business
- Benefits: full Aetna medical plus dental and vision from year one, and a 3 percent 401(k) match
- Time off: 10 days of PTO plus 5 sick days in year one
Location and Schedule
The office is in Nolensville, Tennessee, just south of Nashville. The search radius is a 90-minute commute from that office, with Clarksville as the northern boundary and Fayetteville as the southern boundary. Memphis is out of range. Relocation is open for the right candidate.
The territory is all of Tennessee plus one location near Asheville, North Carolina, and 70 to 80 percent of the large builder relationships sit in the Nashville market, which is why our client needs this person based there. Field time is occasional and mostly for in-person relationship building; the majority of day to day contact is virtual.
Onboarding, ride alongs, and the relationship handoff all happen in the Nolensville office. This period is shortened for candidates who arrive with heavy door experience.
Most likely three days in the office and two from home, with room to shift over time. There is no rigid schedule; our client expects a senior person to manage their own presence.
Occasional in-person time with builders and general contractors across the Tennessee territory, plus site visits when a relationship or an issue calls for it.
